Good Start to 2011! 

 

While February started Torontonians off with a major snowstorm, January's real estate numbers were being tabulated, and the results were enough to warm the hearts of many people. With 4,337 single family homes sold in January, 2011 was off to another great year for sales and price appreciation for G.T.A. property owners.

 

The average selling price for January 2011 sales was $427,037, representing an increase of over four per cent compared to the average of $409,058 reported in January 2010. All predictions point to price increases between 3%-5% in 2011, which keeps prices affordable for buyers entering the real estate market.

 

42.9% of the buyers in January (1,974) purchased in the $250,000 - $400,000 price range, indicating that first time buyers are buying homes and continue to be the driving force in the market place. It also shows that Toronto still has many affordable homes for first time buyers! These buyers start the chain of others buying their "next home" and in fact, 145 people purchased homes in excess of $1,000,000 in January.

 

The real estate market continues to be strong and there is really nothing on the horizon that threatens the continued demand for real estate which ultimately results in higher house prices

Hottest and most noteworthy condo projects in the GTA for 2010!!

HAPPY NEW YEAR!


Another year has gone by and it is time to take stock of the Real Estate Market. 2010 started out as another record year for the Toronto Real Estate Board and by the end of June we posted a record six month period with 51,517 single family units sold. Unfortunately this activity level could not be sustained and the second half of the year was not as good. All in all 86,170 single family units were sold which made 2010 the 3rd best year for the Toronto Real Estate Board, behind 2007 with 93,193 units sold and 2009 with 87,308 units sold.

Average prices were up a whopping 9% so that if you bought an average price home in 2009 for $395,460 it would be worth $431,463 today. This once again proves the real estate remains a great investment.

What can we expect from 2011? A slight drop in the number of units sold with a modest increase in prices. The Real Estate Market will continue to be strong for the foreseeable future.

Are you thinking of moving in 2011? Get a jump on your competition and put your home on the market today. Yes, there may be fewer buyers around today than there will be in Spring but there is also a shortage of listings. If your home is well priced and shows well it may attract multiple offers.

Toronto boasts more high-rise construction than any city in North America and 2010 was a big year for new GTA condos. In the words of Heath Ledger's Joker, "I wanted to see what you'd do. And you didn't disappoint."

Throughout the year we saw dozens of condo launches, re launches and a few outright condo failures. Looking back, we can say some of these projects stood out from the crowd. They may have had more hype, purchaser interest, noteworthy design, online interest or something else that caught our attention.
